Noel Christopher – Senior Vice President, National Business Development

Noel comes to Renters Warehouse with extensive experience in sourcing, acquisition and disposition consulting across the single family rental industry for both institutional and private equity funds. His clients have ranged from hedge funds working at scale to community-minded socially conscious developers involved in neighborhood stabilization projects and the National Community Stabilization Trust or NCST.

Noel recently worked in multi-channel sales for, the online buy-to-rent search and acquisition real estate market leader. As Renters Warehouse’s new National Business Development Lead, he is working exclusively on portfolio management takeovers and contract buy-outs to aggressively expand the top-rated property management company’s national footprint in the next few years. Noel is a former professional alpine ski racer and national sales trainer for Tom Hopkins, earning his Illinois Real Estate Broker’s license in 2002 and managing $50 million in real estate transactions over 3 years. With C21 Affiliated, his team was ranked in the Top 10 nationally and closed over $350 million in real estate investor sales in the Chicago market alone. Noel was named to Chicago’s Real Estate Magazine’s Who’s Who list in 2014, 2015 and 2016, and was honored as the Chicago Association of Realtors’ Top 1% from from 2011 to 2014. He now resides in Boulder, Colorado with his wife and two little girls. Noel continues to speak on behalf of the real estate industry at high-profile conferences nationwide, including the Five Star Conference, (Information Management Network) and Americatalyst among others.

Portfolio Integration Process

Our Portfolio Integration Specialists will work with you to transform your income property portfolio details and requirements into a variety of Renters Warehouse systems and processes over a 90-day period. As part of the management takeover process, we will need the following information from an investor or their current property manager:

  • Property Directory
  • Tenant Contact Info – Email and Phone number
  • Security Deposit Amount Per Tenant/Per Property
  • Owner Banking info for Direct Deposit
  • Rental Licenses (if applicable for the city)
  • Open/Remaining Maintenance Items/Work Orders
  • Current Tenant Lease and any Lease Renewals
  • Owner Contact Info – Email, Phone Number and Address
  • Owner W9’s
  • Executed Property Management Agreement
  • Tenant Rent Roll – Past Due Balances (for accurate accounting upon collections)

Once we have all property and tenant information entered into our management system software, Renters Warehouse will issue respectful and informative change of management notices via mail and/or email to all current tenants.
